Sellers's Guide

Preparation

Agreeing on a Marketing Plan
You Need a plan! Selling your property - your single largest asset - is not something you do everyday. A house is very complex to market and the process needs to be well organized.

You and your real estate agent should prepare a detailed personalized plan. Your property should be aggressively promoted through the realtor's company - the company's own property advertising publications and Internet site, other company offices - other Real Estate professionals, the MLS information library (unless it is an exclusive listing) and mailings to potential buyers in your area. Here are some helpful hints on How to Showcase Your Home

Signing a Listing Agreement
This is the first formal step in marketing your property.

A Listing Agreement is a contract that commits the realtor to actively market your home for a specified period of time. It commits you to a pre-established marketing fee that is to be paid upon the successful closing of the sale.

Documents that you may be required to give to the realtor include:
Document Explaination
Plan of Survey of Location Certificate This is a document that outlines the lot size and location of buildings as well as details of encroachments from neighbouring properties.
Property Tax Receipts xxx
Mortgage Verification Few homeowners know the exact balance on their mortgage as it is paid down so you most probably will be asked to authorize your mortgage lender to provide the figures required .
Deed or Title Search This document is a legal description of your property and proof that you own.
Other documentation In some instances, it may help the sale of your property if you can provide prospective buyers with information on such items as:
  • annual utility expenses
  • annual heating expenses
  • water expenses
  • warranties on major appliances such as water filtering systems, furnaces, roof
  • recent home improvements costs
  • building inspection reports
  • vendor property information statements
  • floor plan, if available
  • list of special features (built-ins etc.)
  • list of energy efficient features
