We can assist you in purchasing your home and making the purchase a smooth and informed experience and providing professional advice on the home buying process.

Buyer Agency

I provide buyer agency to all of my clients. The advantages to buyers are numerous. State of the art web and internet services or standard provision of information through printed documentation.

We can help arrange for pre-approved financing through the financial institution of your choice, at no extra cost. A pre-approved mortgage gives you the confidence of knowing what you can afford. It can also protect you against rate increases for a specified period.

  • Provide accurate information on the property you select, and answer all questions accurately. Disclose all material facts about the property.
  • Research the property you select - gather information regarding the current market, comparative sales and historical data on the subject property you choose to pursue.
  • Provide and explain a full customized market analysis on the selected property.
  • Furnish you with a copy of the Offer (Agreement of Purchase and Sale) and explain the "fine print" prior to signing.
  • Recommend conditional clauses such as Building Inspection, Financing, and well and septic. Recommend additional clauses such as Survey, Seller Property Information Statement and "preclosing Inspection".
  • Provide you with any information that will enhance your bargaining position.
  • Draft the Offer with your best interests in mind and fax to your lawyer when necessary.
  • Protect your negotiating position by keeping information confidential during negotiating (i.e. how high you are willing to go?). If requested I will provide an appropriate price to offer.
  • Structure the transaction to your advantage yet respecting the owner's position.
  • Arrange building inspection.
  • Monitor the transaction through to your moving date.
  • Deliver all documents, photos, survey, etc. to your lawyer and mortgage contact.
  • Explain and deliver the forms needed to waive the conditional clauses.
  • Liaise with your mortgage contact, appraiser and lawyer.
  • Provide you with a checklist and schedule for your moving date including important phone numbers (i.e. OHIP, Hydro One, etc.).
  • Follow-up with you after you move in.

The advantage of my internet service is you receive all of the information you need as a potential buyer, instead of searching mls.ca where you will only receive very basic information.

  • Receive the new listings through your email address as they come on the market. Full information is provided on all mls listings including price, room sizes, location.
  • You are kept fully up to date on a daily basis.
  • For those requiring specific properties i can initiate a specific download through the mls system to automatically send you only the properties that fit your specific criteria.
